Someone looking only at August 2025 against August 2026 sees a drop from $394,900 to $348,500 and might conclude Kingwood values have fallen off a cliff.
That comparison ignores the larger picture. August 2026 still sits roughly 30.8% above August 2016.

A median is the midpoint of the homes that happened to sell that month. It is a description of the mix, not a measurement of any individual property.
