Kingwood TX Home Prices: Historic Price Trends From 2016 to 2026

A decade of median sales price data — what actually happened, what it means, and what it can and cannot tell you about your own home.

Ask About Your Home's Value

If you are thinking about buying or selling a home in Kingwood, Texas, one question sits underneath everything else: what are homes here actually selling for, and how have those prices changed over time?

A single month rarely answers that. Real estate is seasonal, a different mix of homes closes every month, and conditions shift. A more useful view comes from stepping back and looking at the historic median sales price across a longer stretch of time.

The data below covers January 2016 through August 2026 — more than a decade of monthly medians for Kingwood.

And there is a more interesting story in these numbers than "prices went up."

How Much Have Kingwood Home Prices Changed Since 2016?

Comparing the same month across years removes most of the seasonal noise. Here is January through August, 2016 against 2026:

Month2016 Median2026 MedianApprox. Change
January$223,500$389,950+74.5%
February$242,450$377,500+55.7%
March$229,900$415,000+80.5%
April$258,000$380,000+47.3%
May$262,500$406,500+54.9%
June$259,999$365,000+40.4%
July$261,000$342,500+31.2%
August$266,500$348,500+30.8%

Median sales price by month. Percentages are rounded. See the data source note at the end of this article.

The direction is consistent: Kingwood is operating at a substantially higher price level than it was a decade ago.

Notice something else, though. The size of the change varies enormously depending on which month you pick — from roughly 31% in July to roughly 80% in March. That spread is your first clue that a median is a blunter instrument than it looks.

Kingwood Prices Did Not Move in a Straight Line

This is where historic data earns its keep. Take August, which gives us eleven consecutive readings of the same month:

Kingwood, TX — August Median Sales Price, 2016–2026

The same month, every year. Up, down, and up again.

$240K $280K $320K $360K $400K 2016 2017 2018 2019 2020 2021 2022 2023 2024 2025 2026 $394,900 $255,750

Read left to right: $266,500 in 2016, drifting down to $255,750 by 2018, recovering through 2019 and 2020, then climbing sharply into 2022. From there it moves down for two years, spikes to $394,900 in 2025, and eases to $348,500 in 2026.

Someone looking only at August 2025 against August 2026 sees a drop from $394,900 to $348,500 and might conclude Kingwood values have fallen off a cliff.

That comparison ignores the larger picture. August 2026 still sits roughly 30.8% above August 2016.

Important: Median Sales Price Is Not the Same as Your Home's Value

This distinction matters more than any single figure on this page.

A median is the midpoint of the homes that happened to sell that month. It is a description of the mix, not a measurement of any individual property.

If a larger share of higher-priced homes closes in a given month, the median rises. If the following month brings a heavier concentration of smaller or lower-priced properties, the median falls. Neither movement means every home in Kingwood gained or lost that percentage.

So when a monthly median drops, it can reflect any combination of the following:

  • A different mix of homes closing that month
  • Fewer high-end closings in the period
  • Seasonal patterns in what comes to market and when
  • Genuine changes in buyer demand
  • A relatively small number of transactions in a given month, which makes the midpoint move more easily

Sorting out which of those is driving a given month requires looking past the headline number — and looking at your specific home, in your specific village, against what it would actually compete with.

The medians describe the market. A property-specific analysis describes your house.

The 2020 to 2022 Period Reset the Price Range

The most visible shift in the entire dataset begins around 2020 and accelerates through 2021 and 2022.

July, year over year

JulyMedian Sales Price
2019$260,000
2020$291,880
2021$349,000
2022$346,000

May, year over year

MayMedian Sales Price
2019$250,000
2020$270,000
2021$321,000
2022$387,500

Kingwood, like many residential markets across the country, went through a significant repricing in this window. By 2022, monthly medians in the upper $300,000s were no longer unusual. The market had moved into a different range than it occupied through most of the late 2010s.

What Happened to Kingwood Home Prices After 2022?

The years since tell a different story — not a continued climb at the same pace, but noticeably more month-to-month variability.

In 2023, monthly medians ranged from $285,000 in November to $367,000 in December. Two consecutive months, an $82,000 spread. That is the mix effect at work more than any real one-month shift in value.

In 2024, several months pushed considerably higher: February at $381,500, March at $380,000, May at $415,000, June at $440,000, November at $397,000, and December at $389,000.

In 2025, the pattern held with another strong series: March at $414,500, April at $407,000, June at $402,500, and July at $422,500.

That July 2025 figure of $422,500 compares against $261,000 in July 2016 — a difference of roughly 61.9%.

This is exactly why the question "is the Kingwood market going up or down?" has no single answer. It depends entirely on which two points you choose to compare.

What Are Kingwood Home Prices Doing in 2026?

Here is the year to date, January through August 2026:

July$342,500
August$348,500

March produced the strongest median so far at $415,000. More recently the figure has moved lower, reaching $342,500 in July and $348,500 in August.

If you are considering selling, that recent direction is worth paying attention to. It also deserves perspective.

Where 2026 sits against earlier years

August 2019 median: $265,000
August 2020 median: $273,000
August 2026 median: $348,500

Today's Kingwood market does not resemble the rapid appreciation environment of 2020 through 2022. It also has not returned to 2019 or 2020 pricing. Homeowners who have held their property for a number of years may still have accumulated meaningful equity — though how much depends on what you paid, what you have spent since, and your current loan balance, not on a market average.

Is This a Good Time to Sell a Home in Kingwood, TX?

Honestly, that depends far more on your home, your equity, your timeline, and your goals than on any single market statistic. Anyone who answers that question for you without knowing those four things is guessing.

What the data does suggest is that today's buyers are working with more information than buyers had a decade ago. They compare listings instantly, watch price reductions, track days on market, and get notified the moment a competing property comes available.

Which means sellers need a strategy rather than a hope. Pricing matters. Preparation matters. Presentation matters. Marketing matters. Negotiation matters. And familiarity with this specific market matters.

Why You Should Not Price a Kingwood Home Off a Citywide Median

Kingwood is not one homogeneous housing market, and treating it as one is among the most common mistakes homeowners make when they search "what is my Kingwood TX home worth."

A home in one village can compete in an entirely different segment than a property a few miles away. The variables that separate them are specific and measurable:

  • Village and subdivision
  • Age and condition
  • Renovations and updates
  • Square footage
  • Lot size and location
  • Pool
  • Garage configuration
  • Attendance zone assignment
  • Flood history and disclosures
  • Greenbelt proximity
  • Waterfront or golf-course positioning
  • Current competing inventory
  • Recent comparable sales and their terms

Two Kingwood homes with similar square footage can carry very different market values.

That is why an automated valuation or a broad median statistic belongs in the "starting point" category — useful for orientation, insufficient for a pricing decision.

Should You Wait for Kingwood Prices to Go Back Up?

Timing a real estate market precisely is difficult, and the historic data on this page shows why. Medians move up and down month to month and year to year, and waiting for a particular number does not mean your individual property will follow the same path.

There is a second consideration for sellers who plan to buy again afterward. If your Kingwood home rises in value while the home you intend to purchase also rises, waiting may not improve your overall position — and depending on the price gap between the two, it can work against you.

Selling decisions are usually better made against your complete plan than against a headline about last month's numbers.

What Is My Kingwood TX Home Worth in 2026?

The historic numbers tell us what has happened across the broader Kingwood market. They cannot tell us what your specific home is worth. That takes a property-specific analysis.

If you are considering selling, I am glad to sit down and go through the numbers with you: your home's likely position in the current market, recent comparable sales, what you would be competing against, estimated equity, and what a sale could realistically look like.

There is no reason to guess when the data is available.

Kingwood Home Price FAQs

What is the median home price in Kingwood, TX right now?

The most recent figure in this dataset is $348,500 for August 2026. Monthly medians through 2026 have ranged from $342,500 in July to $415,000 in March. Because the median reflects which homes happened to close in a given month, it is best read as a range across several months rather than a single current number.

How much have Kingwood home prices increased since 2016?

Comparing the same months across the two years, 2026 medians run between roughly 31% and 80% above their 2016 counterparts, depending on the month. January shows approximately +74.5% and August approximately +30.8%. The wide spread illustrates why a single comparison point can be misleading.

Are Kingwood home prices falling in 2026?

Monthly medians have moved lower since March 2026, and August 2026 sits below August 2025. At the same time, August 2026 remains well above the same month in 2019, 2020, and 2016. A declining median can reflect a change in the mix of homes that sold rather than a decline in any individual property's value, so the two should not be treated as the same thing.

Does a drop in the median mean my home lost value?

Not necessarily. The median is the midpoint of the properties that closed in that period. If fewer higher-priced homes sold that month, the median falls even if nothing changed about your house. Determining what has happened to your specific property requires looking at comparable sales for homes like yours, in your village, in your price range.

Is a comparative market analysis the same as an appraisal?

No. A REALTOR® can prepare a comparative market analysis or broker price opinion, and Texas rules require it to be accompanied by a statement that it represents an estimated sale price and is not the same as the opinion of value in an appraisal developed by a licensed appraiser under the Uniform Standards of Professional Appraisal Practice.

Should I wait for prices to recover before selling?

That depends on your situation rather than on the market alone. If you plan to purchase another home afterward, movement in prices affects both sides of the transaction, and waiting does not automatically improve your position. Your equity, timeline, loan terms, and where you are heading next generally matter more than any single monthly figure.

Why do two similar Kingwood homes sell for different prices?

Village and subdivision, age, condition, updates, lot size and position, pool, garage configuration, greenbelt or golf-course frontage, disclosed flood history, competing inventory at the time of listing, and the terms of the transaction itself all affect what a buyer will pay. Square footage is only one input among many.
